The Avila Farms include 575 acres in Central Oregon's ever popular Powell Butte area. The farm is entitled to irrigate 474.7 acres with water delivered by an open canal flowing through the property. Two pump sites draw water from the canal and pressurize buried mainlines to four Valley pivots and three wheel lines. This year's crops include mint oil, mint leaves, red wheat, white wheat and alfalfa hay. Avila Farms is conveniently located between the main service communities of Bend, Redmond and Prineville and is only five paved miles from the Powell Butte country store, school and church. The property includes three discrete parcels which offer attractive home sites subject to county approval.
The land slopes gently to the West providing a degree of frost resistance and magnifies the outrageous views of the Cascade Mountains and Smith Rocks.
Reliable Water Source
Irrigation water is diverted from the Deschutes River by Central Oregon Irrigation District (COID). COID provides water to approximately 45,000 acres and has proven reliable since 1918. COID is a continuous delivery district and historically provides four to five acre feet of water to each irrigated acre subject to that year's snowpack. The season can begin in April and end in October. The strength in the water supply comes from the Cascade Mountains ability to accumulate a vast reservoir of snow. Additionally, COID is the managing partner in the operation of the 55,000 acre foot Crane Prairie Reservoir located on the east slope of the Cascades and 45 miles southwest of the property.
Water Delivery:The cost of water delivery includes a $300 base fee plus $23 per irrigated acre annually. This amount is billed each January with half due April 1st and the remainder due July 1st.
Power: Power is supplied by Central Electric Coop and Pacific Power. The power cost for the full season in 2010 totaled $32,395.
Summary
2011 crops include approximately 131 acres of white wheat, 55 acres of red wheat, 160 acres of third year alfalfa, 70 acres producing mint leaves and 65 acres of mint to be distilled for mint oil. The Avila Farms offer the purchaser a clean, modern farming enterprise in excellent maintenance in one of the most attractive areas in the western states. The farm is bordered by paved roads providing year-long access. No homes or substantial structures other than irrigation equipment inhibit future improvements to the property.
